Floor Coatings.

Most jobs are completed in a single day. We arrive in the morning, grind the floor, apply the base coat, broadcast the flake, and apply the topcoat. By evening, you can walk on it. You can drive on it the next morning. We don't leave until the job is done.

You need to have the garage cleared before we arrive — no cars, stored items, or shelving on the floor. You'll need to stay off the coated surface for a few hours after we finish. Most customers park on the driveway that day and drive back in the next morning.

Diamond grinding is mechanical surface preparation — we use a grinder with diamond-tipped tooling to abrade the concrete surface before coating. This opens the pores of the concrete, removes surface contaminants, and creates mechanical adhesion points for the coating to bond to. The alternative is acid washing, which is faster and cheaper but far less effective. Most floor coating failures trace back to inadequate surface prep. We grind every job, every time.

Minor cracks and surface spalls are addressed before coating as part of our standard process. We document the floor condition during the quote visit and note any cracks in writing. If a crack indicates an underlying structural issue — not just normal concrete settling — we'll flag it. We don't coat over problems and hope they don't show.

It depends on what's there and how it's adhering. If the existing coating is failing, we need to remove it before we can install a proper system. If it's well-adhered and the right substrate, we may be able to coat over it. We assess this during the quote visit and tell you exactly what we're looking at.

Moisture is the number one enemy of floor coatings. We test for moisture during the quote visit. If the concrete is actively wicking moisture (common in basements and slab-on-grade with poor drainage), we discuss your options before we commit to a coating. We won't install over a moisture problem and call it done — that's how floors fail.

Polyaspartic and epoxy are both polymer coatings, but they perform very differently. Polyaspartic cures in 3–4 hours (vs. 24–72 for epoxy), is industrial-grade and far stronger, flexes with concrete through temperature changes rather than becoming brittle, and is UV-stable so it won't yellow in sunlight. Epoxy is cheaper to install and more widely available, which is why most contractors use it. We use polyaspartic because it holds up better — full stop.

Our system won't. The UV-stable polyaspartic topcoat we use is specifically formulated to resist yellowing, chalking, and dulling from UV exposure. Standard epoxy topcoats will yellow in direct sun — this is a well-documented failure mode. If your floor gets direct sunlight (common in garages and patios), this is an important distinction.

Very. The full-broadcast chip flake we apply creates a textured surface that is significantly more slip-resistant than bare concrete or a smooth epoxy finish. The texture also helps conceal minor dirt and scuffs between cleanings. If you need enhanced slip resistance for a specific application (commercial kitchen, pool deck), we can discuss additional options during the quote.

Yes. One of the most common epoxy failures is "hot tire pickup" — the epoxy softens from the heat of a recently driven tire and peels off when the car moves. Polyaspartic's higher heat tolerance and stronger adhesion eliminates this failure mode. It's one of the reasons we chose this system for garages specifically.

We offer a range of chip flake blends — everything from neutral tones (gray, tan, beige) to bolder combinations. We bring samples to the quote visit so you can see them in your actual space and lighting. The topcoat is available in matte and gloss finishes.

A standard 2-car garage typically runs $2,000–$4,000 depending on square footage and concrete condition. A single-car garage is generally $1,500–$2,500. Larger garages, commercial spaces, or floors with significant prep needs (heavy cracking, existing coating removal) will be higher. We quote in person after inspecting the floor — we don't give ballpark numbers over the phone because the floor condition matters too much.

A few reasons: polyaspartic materials cost more than epoxy, diamond grinding takes longer than acid washing, and we don't cut corners on prep or application. The more honest answer is that most contractors who quote $800–$1,200 for a garage floor are installing a product that will fail in 2–5 years. We install something that won't. That costs more upfront. It costs nothing twice.

Our transferable lifetime warranty covers delamination, peeling, chipping, and cracking under normal residential or commercial use. It covers both labor and materials — not just one. If the floor fails, we come back and fix it. The warranty is written into your contract in plain language.

Yes. When you sell the home, the warranty transfers to the new owner. Your floor becomes a documented selling feature — we can provide warranty documentation for real estate transactions. This is one reason homeowners view our floor as an investment rather than an expense.

Damage from misuse (heavy impact, dragging sharp equipment, chemical spills not cleaned promptly), modifications made by other contractors, or failure caused by conditions that weren't present or disclosed at the time of installation (e.g., a drainage problem that develops later). Normal wear, UV exposure, temperature, salt, and vehicle use are all covered.

We don't offer in-house financing, but we accept all major credit cards and can discuss payment timing on larger commercial projects. If budget timing is a concern, mention it during the quote — we'll work with you where we can.

Lead time varies by season. Spring and summer are our busiest months — sometimes 2–4 weeks out. In fall and winter, we often have more flexibility. The best approach is to get your quote done early so you're in the queue when you're ready to move forward.

Yes. We install polyaspartic systems in warehouses, retail spaces, auto shops, restaurants, and other commercial environments. Commercial floors often require faster cure times, higher chemical resistance, or specific slip ratings — polyaspartic handles all of these better than epoxy. We quote commercial jobs the same way: in person, after seeing the floor.

Clear the floor completely before we arrive — no cars, boxes, shelving units, or floor mats. If you have any stains from chemicals, oil, or paint, let us know in advance. We handle the rest. You don't need to clean the floor before we arrive — we prep it as part of the job.
